Bulk Cable and Internet Follow
Bulk cable and internet services are managed by a condo association through a contract with a service provider. The condo association enters into an agreement with a cable or internet service provider to provide services to all the units in the building at a reduced rate. The service provider then installs the necessary infrastructure, such as fiber optic cables, modems, and routers, to deliver high-speed internet and cable television services to the units in the building.
Here are some key steps involved in managing bulk cable and internet services for a condo association:
- Identify the need for bulk services: The condo association should determine whether there is sufficient demand from unit owners to justify offering bulk cable and internet services. The Board alone has the authority to approve a bulk internet agreement, and the associated costs to the owners. All owners will be charged their portion of the internet fee, regardless if they want to use the internet provided from the bulk agreement.
- Select a service provider: The condo association should solicit proposals from service providers and select the provider that offers the best services at the most competitive price.
- Negotiate the contract: The condo association should negotiate a contract with the service provider that outlines the terms and conditions of the bulk service agreement, including pricing, service levels, and installation and maintenance requirements.
- Inform unit owners: The condo association should inform unit owners about the availability of bulk services, the pricing, and the services that will be provided.
- Collect fees: The condo association should collect a monthly fee from unit owners to cover the cost of the bulk services. The fee may be included in the monthly assessment or billed separately.
- Manage the service: The condo association should manage the relationship with the service provider, monitor service levels, and ensure that any service issues are promptly addressed.
- Renew the contract: The condo association should periodically review the service provider contract and renegotiate or renew the contract as needed to ensure that the bulk services continue to meet the needs of the unit owners.
By providing bulk cable and internet services, condo associations can offer a valuable amenity to unit owners while also reducing the cost of individual service subscriptions. However, it is important for the condo association to carefully manage the bulk service agreement to ensure that it is providing high-quality services at a reasonable cost.
