Annual Report and Registered Agent - CAM Follow
Each year the association is responsible for filing an Annual Report with the Secretary of State. The State uses the information in this report to send important communication to the association. Examples include building violations, use violations, and other government notices. Three versions of the Annual Report can be filed depending on the association. The first and most common type is the Not For Profit Report, the second is the LLC Report, and the third is the Corporation Report (for building corporations, Co-Ops).
If Westward360 or Girard Law Group is the registered agent for the association, the Annual Report will automatically be filed on behalf of the association without needing any initiation by the manager. If the association uses a different registered agent, then the Board and manager are responsible for initiating the filing with the selected person.
Westward360 charges an annual fee to file the annual report as the registered agent. This charge is listed on the Annual Fee Schedule.
IMPORTANT: The Board tab in Buildium must remain correct and be updated by the manager any time there are Board changes. Otherwise, incorrect information could be submitted to the State.
If Westward360 or Girard Law Group is the registered agent, a copy of the latest report is automatically saved in the association’s Google Drive folder. However, if the Board or a 3rd party is the agent, then the manager is responsible for obtaining the report and saving a copy in Google Drive.
