Turnover Flow Chart Follow
- Non-renewal / Onboarded / Vacant
- Create a Zendesk Turnover Inspection Request
- Turnover inspection is performed by Turnover Specialist (TS).
- TS provides completed inspection report & recommendations to PM.
- PM sends TO approval to owner.
- Owner approves?
- If No:
- Owner is handling (no work needed)
- Pricing/Scope dispute
- If full paint can reduce to refresh. If refresh can reduce to paint credit.
- Escalate to Director.
- If Yes:
- PM assigns approved TO work to TS for paint and HM (handyman).
- If cleaning approved:
- PM team schedules cleaning, prepares keys, sends notice to HOA (if applicable), confirms move-out / move-in.
- If paint / items 3-14 / lock change approved:
- TS coordinates approved paint & sends HM work to dispatch for scheduling.
- TS prepares lock hardware & new core codes for PM. (PM schedules cleaning, item #1 cleaning approved).
- If cleaning approved:
- PM assigns approved TO work to TS for paint and HM (handyman).
- If No:
- Resident moves out.
- Turnover work is performed.
- PM team walks unit.
- New resident moves in.
- Move-in issues?
- If No:
- Approve HM & TO invoices in SR (strongroom).
- If Yes (P1):
- PM to coordinate directly with vendors/hand on resolution (i.e. keys, cleaning not performed) & follow up to fruition.
- If Yes (Non-P1)
- PM creates a punch list for asap (Non-ER) dispatch.
- If No:
